1) Complementary Interview ••• We start with a phone or video call to establish what the project is and if Therefore is a good fit for you and your project.
2) Concept Design ••• During this phase, Therefore works with you to establish a “proof of concept” for the project. This means putting together a set of conceptual drawings, mood boards, and images that describe our intentions. Building code analysis and documentation of any existing conditions are critical. We usually set this phase up an isolated contract for maximum flexibility.
3) Schematic Design (SD) / Design Development (DD) ••• SD and DD build on the design from the Concept phase. Material options, fixtures, and mechanical systems, etc. begin to be incorporated, and consultants, if necessary, are brought on to help realize the project.
4) Permitting and Approvals ••• Therefore acts as the liason between the Department of Building and you. We make sure a building permit is secured and that construction is ready to begin. We also offer permitting as a separate service since having a licensed architect is required to receive a permit in NYC.
5) Construction Documentation (CD) ••• In this phase, the design is documented in a drawing set for the contractor to build. This is the most detailed version of the drawings.
6) Construction Administration (CA) ••• During CA, Therefore oversees construction both remotely and on-site to make sure the construction is aligned with our design and that your space comes out just how we planned. .
